Why does Franklin get Norway rats when most of Provo gets mice?

Franklin sits on the west side of Provo, sloping toward the river bottoms, and the Provo River corridor is Norway rat habitat. Rats follow water and the food and cover along it, and the Franklin properties closest to that corridor — especially the older farmhouses with outbuildings and larger lots — are within easy range of riverbank burrows. The further east in Franklin you are, the more the problem shifts back to the usual house mice.

I have an older farmhouse in Franklin. What should I expect from an inspection?

A wider inspection than a standard home. Old farmhouses come with root cellars, additions from several eras, detached garages, barns or sheds, and utility runs that were improvised over decades. We inspect the house and the outbuildings, look for rat burrows around foundations and along fence lines, and separate the findings into house work, outbuilding work, and yard work so you can prioritize.

My Franklin home is a new build. Why are there rodents already?
